Out of the town, the valley floor brings the usual riverside considerations: land that holds water, ground that can flood, and gardens where the water table is closer to the surface than anybody would like. Land drainage and level changes are a regular part of what we are asked to do here, and on plots near the river we design surfacing and drainage on the assumption that the water will be back.
Two national parks on the doorstep

Which authority handles a planning matter depends on exactly where a property sits, and it is worth establishing that early.
