Site Clearance

Whether it is a garden that has not been touched in a decade, a plot bought at auction, or a set of collapsing outbuildings, clearance is the job that makes everything after it possible. We have the plant to do it quickly and the tipping arrangements to get the material away legally.

What we clear

Waste goes where it is supposed to

Everything that leaves a site we clear goes to a licensed facility, and we can provide waste transfer documentation. This matters more than people realise: under duty of care, the person who produced the waste keeps responsibility for it. If a cheap clearance outfit fly-tips your garden waste in a lay-by up the valley, the liability can come back to you, not just to them.

We separate what can be recycled — green waste, hardcore, metal — rather than skipping everything as mixed waste. It is better practice and it is usually cheaper.

Japanese knotweed and other complications

Japanese knotweed turns up regularly on neglected plots in this part of the country, particularly along becks and old railway lines. It is classed as controlled waste, it must not be spread, and clearing a site containing it without recognising it first can turn a straightforward job into a very expensive one — and can affect the sale of the property.

We know what it looks like, and if we find it we stop and tell you rather than pushing it round the site with a bucket. The same applies to asbestos in old outbuilding roofs, which is common on sheds and garages of a certain age and needs specialist removal.

Nesting season and protected species

Between March and August, hedges, scrub and dense ivy are very likely to hold nesting birds, which are legally protected while nesting. We plan larger clearance work around that where we can, and check before we start where we cannot. Bats in old outbuildings are protected too — another reason we look before we swing.

Access is everything

The cost of a clearance job is driven less by how much there is and more by how easily it can get out. A plot a lorry can back onto is a fraction of the price of one where every load is barrowed forty metres to the road. We assess that on the site visit and price it honestly — including telling you when a smaller machine and more days works out cheaper than a bigger machine that cannot get in.

Common questions

How quickly can you clear a site?

Most domestic gardens are one to three days. It depends far more on access and disposal than on area.

Do you do demolition?

Small-scale demolition, yes — garages, outbuildings, walls, bases and hardstanding. Anything structural attached to a dwelling, or larger commercial demolition, we would refer on to a specialist.

Will you leave it ready to build on?

If that is what you need, yes. We can leave a site graded and levelled, or stripped to formation ready for groundworks — and since we do the groundworks too, that hand-over is seamless.

Can you deal with a plot I have not seen inside?

We do this fairly often with auction purchases. We will go and look, tell you what is actually there, and price it from evidence rather than optimism.
